Growth at a Glance

The City of O'Fallon has experienced considerable growth during the past ten years, and 2004 is turning out to be no exception.  As you can see in the table below, construction of new single family homes has increased, as have home remodels.

New commercial projects started in 2004 have increased considerably over 2003 numbers, while commercial remodels were down.  New 2004 commercial projects presently under construction include: 1) American TV and Appliance on Central Park Drive (expected to open by October); 2) Gold’s Gym on Central Park Plaza; 3) FCB Bank across from Wal-Mart; 4) retail centers at Hartman Lane (the old Park N Ride) and at Green Mount, adjacent to the new Old National Bank; 5) and Becky’s Carpet (which is now open).

Regarding future growth, residential home construction is anticipated to continue, particularly given the number of recently proposed subdivisions.  During the last two years, there have been 12 new subdivisions proposed both in the rural, unincorporated areas around O’Fallon and within the City itself.  During these last two years, St. Clair County has rezoned 921 acres of farmland for eight new subdivisions in the rural, unincorporated areas around O’Fallon, equating to 1,589 new home lots.  During that same period, the City of O’Fallon has rezoned 289 acres for four subdivisions equating to 561 lots.  The City is in the process of annexing many of these unincorporated developments in order to gain a greater measure of control over how they are developed and to provide them with urban services.  The City is also proposing strict new subdivision standards in response to this anticipated heavy growth.
