Buying or Selling a Home or Commercial Property?
The Planning and Zoning Department would like to pass on a friendly reminder to our home/property owners that the City of O'Fallon has a Property Maintenance Program. This program was adopted in 1991 for residential structures and in 2000 for commercial structures. In the event a residence or commercial business changes ownership or occupancy after a two year time period, it is required to be inspected by the City. The purpose of this inspection is to ensure the safety of the dwelling unit or structure and for the new tenant/owner. It is the responsibility of the current owner to follow the proper procedures for having the home/business inspected and completed for
issuance of the Occupancy Permit.
The procedure is as follows:
· Submit an application through the Planning and Zoning Department (P & Z), 2nd floor of City Hall or via the internet at www.ofallon.org. The application consists of the property address in question, the owner’s information, the tenant information (if applicable), a signature and a $35 fee.
· Schedule the inspection within 30 days from receipt of the application by calling the P & Z Department at 624-4500, ext. 1215. The inspection generally takes about 20-30 minutes. Please contact the above office for a checklist of the items to be inspected.
· If the property passes the initial inspection, the inspector will issue an Occupancy Permit at that time. If the property has areas of concern, a report will be sent to the owner informing him/her of the non-compliant items and will allow a 30-day time period to make the necessary repairs. Once the repairs are completed, please call the office to schedule a re-inspection.
· The Occupancy Permit will be issued once the non-compliant items within the property have been corrected and are approved by the inspector during the re-inspection.

City Talk, our new talk show, is aired immediately following the re-airing of the Council Meeting. The show features a special guest each month who will be discussing the current happenings around town as well as providing important information to residents about City services. EXCEL203 (EXcellence Continues with Everyone Learning) is an inclusive, citizen-led effort. Since September, the group has been studying the growth challenges facing OTHS and working to create a viable future facilities plan. Through a series of Open Houses, you’re invited to learn more about the impact of the growing enrollment ahead and offer feedback regarding OTHS planning.

Parents and community members are invited to attend any Open House session and come and go at any time. Each Open House will include presentations about the information studied by EXCEL203 and offer an opportunity for dialogue with Community Facilitators and others serving as hosts at various informational stations. After visiting the stations, attendees will have the opportunity to complete a comment form.
