Article 19 of the O'Fallon Zoning Ordinance requires certain uses to be processed as a Planned Use (or "Planned Development"). The Planned Use process was enacted by City Council to make sure that development is compatible with surrounding neighborhoods and that impacts can be mitigated. The Planned Use is also available for developers who want to propose creative developments that might not meet all the zoning requirements of a particular zone district. This packet will guide developers through the City's Planned Use process. Most new commercial, office, and residential subdivision development will require this process which receives approval
through City Council.

All items listed below under the "Planned Development Submission Items and Checklists" are required for a complete submittal. We can complete the "Dates to Remember" at the pre-application meeting once you determine when your submission can be ready.
In order to expedite plan review, we request that the submission packets must be completed in full or they will not be received by the City. The public hearing schedule may be subject to the discretion of the Planning & Zoning Department staff depending on the complexity of the project.
