This gives a general overview of the steps, from submittal to the approval and recording stages, that the various plats will go through.
This packet provides guidelines for the preliminary design and platting of subdivisions within 1.5 miles of the City of O'Fallon. If rezoning is done through the City, a subdivision must simultaneously proceed through the Planned Use Process. Both must receive approval through City Council.
Following preliminary plat approval, the final plat of the subdivision or a phase of a subdivision must receive approval through City Council.
Minor Subdivision Application Packet
Article 19 of the O'Fallon Zoning Ordinance requires certain uses to be processed as a Planned Use (or "Planned Development"). The Planned Use process was enacted by City Council to make sure that development is compatible with surrounding neighborhoods and that impacts can be mitigated. The Planned Use is also available for developers who want to propose creative developments that might not meet all the zoning requirements of a particular zone district. This packet will guide developers through the City's Planned Use process. Most new commercial, office, and residential subdivision development will require this process which receives approval through City Council.
Following preliminary site plan/planned use approval, developers proceed through this detailed review and approval process. Building Permits require Final Site Plan/ Civil Drawings approval from Engineering and Planning & Zoning.

Site Development Checklist and Grading Permit Application
