Permit Applications
 |
The following is a summary of the building permits required for certain types of construction activity within the City.

* Residential projects (new, basement finish, room additions, moving modular or mobile home onto a lot, decks, car ports, pools, garages, hot tubs, sheds/accessory structures over 200 sq ft, and fences over 6 ft tall; sheds/accessory structures 101-199 sq. ft require a zoning permit.
Generally any construction that is not routine maintenance (such as replacing shingles on a roof (unless there is truss work to be done), window replacement, siding, or replacing furnace or water heater) requires a permit. You may contact our office for clarification.

* Residential: Any time there is a change of occupancy or ownership of a living unit and there has not been a certificate issued within the last 24 months is when an occupancy permit is required.
* Commercial: When there is a change of occupancy or ownership and there has not been a certificate issued within the last 24 months.
An annual inspection is required for R1, A1, A4, and H~Use Groups (hotels, B&B's, boarding houses, theaters, churches, etc...) , structures having automatic fire suppression systems, child care facilities having average daily attendance of 8 or more children, or any other structure within an assembly use which is determined by the code official to present a potential public safety hazard to occupants.

Is required when only electrical work is being performed. This can include an upgrade of the service, replacing, or updating wiring. If other work is performed in addition to electrical work, a building permit will be required.

Is required when a larger structure is demolished which has infrastructure/utility connections.

Plumbing permits |
Is required when plumbing work only is being done. If other work is being done, then a building permit will cover the work.
|
|
Required for outdoor event for promotional purposes, large picnics, carnivals, or festivals.
|
|
Required for grading or filling on a lot that does not yet have final plat approval or building permit approval.
|
|
Required when erecting, expanding, altering, relocating, or reconstructing permanent signage.
|
|
Required when placing temporary signage.
|
|
Required when a home based business is proposed within the City that is required to be registered with the State.
