Introduction:
The City of O'Fallon, Illinois (pop 32,269) is one of the fastest growing communities in the St. Louis Metropolitan Region. Housing in the City is in high demand due to nearby Scott Air Force Base, excellent schools, and top- of-the-line amenities. With higher levels of education and income compared to regional and national averages, O'Fallon citizens are invested in the community and support the activities and commercial areas that make this a great place to live. O'Fallon has experienced robust commercial development along Interstate 64 and Highway 50. Recent commercial developments include Outback Steakhouse (under construction), Meijer (design phase) SpringHill Suites (design phase), Home2 Suites (planning stage) and Dunkin Donuts (design phase) and Starbucks at Southview Plaza (design phase). In addition to the commercial and corporate growth in the City of O'Fallon, O'Fallon has led the charge for residential development in the Metro East. The City has issued permits for 80 new single-family homes and 12 new multi• family units through October 1st for 2023. O'Fallon is positioned to continue this growth with a mixture of residential developments, including new single-family residential lots in three subdivisions, 384-apartment units on Central Park Drive and 178 townhome units expected to be available in the two next years. The property the city is requesting proposals for is excellently positioned to serve the O'Fallon Family Sports Park and its continued growth as an economic driver for the City of O'Fallon. The O'Fallon Family Sports Park includes 8 -12 all-weather, lighted soccer fields and 10 all weather, lighted baseball/softball fields. The Family Sports Park is a regional and national tournament location for baseball/softball, soccer, lacrosse and rugby. The all-weather fields all but guarantee play for teams traveling to O'Fallon, allowing additional tournaments. The O'Fallon Family Sports Park currently puts on 37 tournaments/events a year with an estimated 250,000 people, a majority of those coming from out of town attending these events, generating hundreds of thousands of room nights a year. Due to increased economic growth due to the Sparks Park and O'Fallon businesses, hotel/motel revenue in the City of O'Fallon has increased over 250% in the previous five years.
